The building can be described as opposing stacked boxes above a tall mixed-use ground floor. Each of the ying/yang mirrored boxes floats above the deep reveal of the floor below it. Each has a saw tooth and strip window articulations that alternatively look north toward the Pentagon or south down South Eads Street toward the first phases of HQ2. The effect is to give the building a horizontal aspect, presence, and animation beyond its dimensions. The building reaches out laterally to embrace its neighbors and define the space of HQ2 Phase 2. 

The Sage is a 19-story mixed-use luxury apartment building in National Landing in Arlington. It is the “companion” to Altaire, sitting side by side on Arlington Junction Park and providing the east face of the Pen Place Square framing the proposed spiral of the Amazon HQ2 headquarters building. The opportunity and requirement of this high-profile and high-energy site is fully realized in the Sage.

The saw tooth surfaces provide variety to the unit types inside and create a play of light and shadow on the building faces during the afternoon hours. The tall ground floor lobby interacts with the amenities in the linear Junction Park at the north end and contains about 10,000 sf of attractive retail in the south end at the corner of South Eads and 12th Street. The top floor amenity level includes indoor and outdoor fitness spaces and gathering spaces with a vista of National Airport, the Potomac River, Audi field, and the Washington DC monuments beyond.
